Will the Renters Reform changes shift how you approach property this year?

The Renters Reform (Renters’ Rights) Act is a new law designed to give tenants more security, but it also changes how landlords manage their investments.

At its core, it means renting becomes more regulated and less flexible for landlords.

Here’s what that looks like:

• Section 21 removed - you can’t easily take back your property
• Court process required - regaining possession takes longer
• No fixed end dates - tenancies can run on indefinitely
• Rent increases limited - harder to keep up with rising costs

In short: less control, more responsibility.

We’re already seeing landlords:

• Reassess traditional buy-to-let
• Explore different models like corporate lets or supported living
• Shift towards commercial and semi-commercial property

Josh began his career at NatWest as a Business Relationship Manager, quickly progressing into complex lending before leading the Central London team. In 2015, he was recognised as Deloitte UK Young Banker of the Year.

We also spent time at our industry association/NACFB event in Birmingham, which gave us the chance to:

Thinking about buying your shop instead of renting?

We speak to business owners all the time who are paying rent and starting to question whether it could work differently.

Here’s the reality.

Ever bought a flat with a short lease?

Josh has just helped a client buy a short lease flat as an investment - and managed to avoid a bridging loan. He's pretty chuffed with himself so we thought we'd spill the beans.

This transaction started as a short‑lease purchase, with only 46 years remaining and no agreed premium with the freeholder — so the original (realistic) solution was a bridging loan to complete the purchase and refinance later once the lease was sorted. We got the bridge agreed but then put the brakes on.

What changed?

We managed to get hold of the freeholder and then the client negotiated a £50,000 lease extension premium, allowing the lease to be extended to 999 years contemporaneously with the purchase.

That meant we could move past the bridge entirely and secure a Day 1 remortgage at the higher value (after the lease extension).

Here's how it went:

🔸 Purchase price: £190,000
🔸 Lease extension premium: £50,000 (client-agreed with freeholder)
🔸 End value: £285,000
🔸 Mortgage raised: £213,750 (c. 75% LTV)
🔸Only £27k cash in 💥

Same asset. Better structure. Better outcome.

Customer management accounts show a 10% jump in gross profit margin 👀

On the face of it, that’s the sort of thing that makes credit underwriters sit back and raise an eyebrow 🤨

A bit too tidy. A bit too good to be true. A bit convenient. And in fairness - it often is.

But this is where experience matters.

Rather than taking the numbers at face value, Nimish dug a level deeper and spent time understanding how the business actually works. Because scaffolding isn’t a smooth, linear model.

His client undertakes large commercial contracts for developers. At the start of a project, costs are heavy - planning, labour, transport, all front-loaded. At the end, you see another spike - dismantling, again labour-driven, transport.

But in between? You’ve got equipment up, rental income coming in steadily, and relatively low ongoing cost. So depending on when you take the snapshot, margins can look wildly different - particularly on larger, longer-duration projects. What looked like a sudden jump in gross profit margin was really just timing.

Once that story was properly understood and translated to the underwriter the deal started to make sense.

Outcome:
→ £250,000 loan
→ Personal guarantee only
→ 3-year term
→ Delivered inside 10 days

Same business. Same numbers. Better understanding.
