Your credit was fine when you took out your current mortgage, but things have changed since.

So what happens when your current deal comes to an end?

If you have had missed payments, defaults, a CCJ or other credit problems since taking out the mortgage, a new lender may want to understand:

• what happened
• how recent the credit issues are
• your current income and affordability
• how much equity you have in the property
• how your finances have been managed since

A change in your credit history does not automatically mean you cannot remortgage, but your options may be different from the last time you applied.

Speak to a mortgage adviser before making any decisions so you can understand what may be possible.

Your home may be repossessed if you do not keep up repayments on your mortgage.

Your IVA has finished, but it is still showing on your credit file. Does that automatically mean you cannot get a mortgage?

Not necessarily.

A mortgage lender may want to look at:

• when the IVA started and finished
• how your credit has been managed since
• whether there have been any further credit issues
• how much deposit you have
• your income and overall affordability

The fact that an IVA still appears on your credit file is only one part of the assessment.
Some specialist lenders may consider applicants with a previous IVA, depending on the full circumstances and lender criteria.

If you are thinking about applying, it can be worth checking what may be possible first.
Your home may be repossessed if you do not keep up repayments on your mortgage.

Self-employed with adverse credit?

A mortgage lender may need to understand both your income and your credit history.
They may look at things such as:

• how long you have been trading
• how your income is evidenced
• whether your earnings are sustainable
• the type and timing of any credit issues
• your deposit and overall affordability

Some specialist lenders may consider more complex self-employed cases, but the answer depends on your individual circumstances.

Before assuming the answer is no, find out what may be possible.
Your home may be repossessed if you do not keep up repayments on your mortgage.

Three defaults on your credit file?

The number of defaults can matter, but it is not necessarily the only thing a mortgage lender may consider.

They may also look at:
• when the defaults were registered
• the amounts involved
• whether they have been satisfied
• how your credit has been managed since
• your deposit, income and affordability

That is why two people with the same number of defaults could have very different mortgage options.

If you are unsure where you stand, speak to a specialist mortgage adviser before applying.
Your home may be repossessed if you do not keep up repayments on your mortgage.

Your IVA has finished. So what happens if you now want a mortgage?

A lender may want to understand:

• when your IVA finished
• how your credit has been managed since
• how much deposit you have
• your income and overall affordability

Finishing an IVA does not automatically mean you can or cannot get a mortgage. What may be possible depends on your full circumstances and the lender’s criteria.

If you are thinking about applying, speak to a specialist mortgage adviser before making another application.

Your home may be repossessed if you do not keep up repayments on your mortgage.

Moving home can feel more complicated when one partner has poor credit.

Mark’s review speaks directly to that situation. He needed a broker for a house move because his partner had a very poor credit history, and he mentioned fast responses and support from Chris K.

That kind of case needs care.

A joint application can be affected by both applicants’ circumstances, including credit history, income, debts and affordability.

There is not one automatic answer.

Sometimes the route depends on how recent the credit issues are, the deposit, the borrowing needed and which lenders may consider the case.

If you are moving home and one applicant has credit concerns, speak to My Mortgage Specialist before applying.

Your home may be repossessed if you do not keep up with repayments on your mortgage.

Saved a deposit, but worried about your credit file?

That can be a frustrating place to be. You may feel ready to buy, but unsure whether your credit history could affect the application.

The deposit is only one part of the picture.

Lenders may still look at the type of credit issue, when it happened, whether it has been settled, your affordability and your recent conduct.

So the next step may not be applying straight away.

It may be checking your credit file, understanding lender criteria and getting advice before you risk an application in the wrong place.

If you have saved a deposit but your credit file is not perfect, speak to My Mortgage Specialist before applying.

Your home may be repossessed if you do not keep up with repayments on your mortgage.
