Some lenders have begun to alter how they assess self-employed income, with some Covid-19 questions being removed from applications & more flexibility, seemingly returning to more 'normal' pre-pandemic levels.

"Scrapping stamp duty on homes purchased for buy to let would boost the number of new private rented homes across the UK by almost 900,000 over the last decade" says new research by the National Residential Landlords Association (NRLA). 🏠

With the current chronic shortage of homes to let, the report argues that without changes in tax and other policy areas, the rental stock will continue to decline, by as much as half a million properties over the next decade. ⬇️

Strong demand in the buy to let market has meant more landlords are looking for longer term mortgages and some buy to let lenders have started to introduce 7 & 10 year fixed rates for specialist transactions πŸ”

This is rare in the buy to let world, something we haven't seen much of in the last few years! We anticipate some more lenders will follow suit & start to offer longer fixed rates.

In light of Rishi Sunak’s delivery of the budget yesterday, there is a lot of information to take on board! β €

We thought we’d break down the key points in relation to how this effects the housing market 🏑 β €

- The stamp duty holiday on properties up to Β£500k has been extended to the end of June, rather than finishing on 31st March. The limit will be lowered to Β£250k until the end of September & return to normal levels on October 1st...β €
β €
- 95% mortgages will be available from April, backed by the Government. Both first time buyers & existing homeowners will be able to take advantage of the scheme and it won’t be restricted to just new build homes. They will be available to all buyers of residential properties costing up to Β£600k.πŸ”‘β €

Several of the UK’s largest lenders have already jumped on board meaning the mortgage guarantee can get straight underway next month! β €
