From 29 July 2026, the Government has simplified the Capital Goods Scheme (CGS), reducing the administrative burden for many VAT-registered businesses.
The key changes include:
- Computers and computer equipment no longer fall within the scheme
- The threshold for land, buildings and civil engineering projects has increased from £250,000 to £600,000 (excluding VAT)
For businesses investing in commercial property or large capital projects, this could mean fewer ongoing VAT adjustment calculations and simpler compliance.
The changes won't affect existing qualifying assets where expenditure was incurred before 29 July 2026, so it's important to understand how the new rules apply to your investment plans.
