Not every property fits a standard mortgage box.

Sometimes the mortgage question is not only about income, deposit or credit history.

It can also be about the property itself.

Across Cornwall, it is not unusual to find older homes, rural properties, converted buildings, cottages, homes needing work, annexes, short leases, unusual construction or properties with more complex features.

The end of a fixed rate can come around quickly.

But you do not always have to wait until the final few weeks to look at your next mortgage options.

Starting around 6 months before your current deal ends can give you more time to review what is available and decide whether staying with your current lender or moving to a new lender could be more suitable.

For some homeowners, a product transfer with their existing lender can be the right route. It may be simpler, involve less paperwork, and can be useful if you do not need to borrow more or make changes to your mortgage.

For others, a remortgage may open up wider options.

This could be worth considering if you want to compare the wider market, review your mortgage term, change your monthly payments, raise capital, or check whether your property value now places you in a different loan-to-value band.

Even if a product transfer turns out to be the right route, advice can still be valuable.

An adviser can compare your existing lender’s offer with the wider market, check the overall cost, and help you understand whether staying put or moving lender is more suitable for your circumstances.
