🏡 Expert Mortgage & Protection advice that makes sense!
🤝 Helping you buy, remortgage & stay covered!
⭐ Top Rated since 2020 via Vouched For – featured in The Times, The Telegraph & The Mail on Sunday I have worked in financial services for over 24 years having previously worked for Yorkshire Bank and then William H Brown estate agents before joining Navigation Wealth Management Ltd in 2008 where I worked as a self employed mortgage broker for 14 years. I bring a wealth of experience of working within Financial services particularly the mortgage industry during this time. I provide clients with advice on the most suitable mortgage products based on their individual circumstances. We offer a comprehensive range of first charge mortgages from across the market, which lenders make available to mortgage intermediaries for which we will be paid a procuration fee paid by the lender. The service also involves a full mortgage and protection review, providing advice not only on which mortgage to choose, but how to best protect your home, family and income should the unexpected happen. I have built special relationships with lenders which is beneficial when dealing with more complex cases, helping my clients get access to some of the best deals. In the current climate, many clients require a lender who can assess their application on their full situation taking individual circumstances in to consideration. I can help with all ranges of mortgages from first time buyers, home movers to clients who are simply looking for a more competitive rate and remortgage. I also help landlords with rental buy to let mortgages* as well as non standard borrowing queries from clients who may need to look at different options where I can provide access to commercial finance. In addition, I can also advise on equity release mortgages.

*Some buy to let and commercial mortgages are not regulated by the Financial Conduct Authority.

Is your mortgage deal coming to an end? 🏡

Remortgaging could be about more than finding a new rate. Depending on your circumstances, you may also be able to release funds for home improvements, clear debts or support other plans.

Your options will depend on your income, credit history, property value and lender criteria.

It could be worth checking what’s possible before you assume you can’t borrow more.

A brilliant new scheme has just been announced to help first-time buyers in England get on the housing ladder 🏡

All you need is a 2.5% deposit saved, and the government could step in with 20% towards the value of a new-build home.

Using the average new-build price of £361,730 as an example, that's around £9,043 for your deposit... If you ask us, that's a steal! 🤩

There's also talk of an interest-free period at the start, giving you breathing room before repayments on that equity share kick in.

New builds also tend to be more energy efficient, so your utility bills could be lower from day one. 💷

We don't have all the details yet. Costs and start dates are expected at the Budget, and there will be household income caps and local price limits.

While we wait for more details, we can talk through your options

Speak to us now so you're ready to move when the details land 📲

💚 Today is World Mental Health Day 💚

Mental health matters, not just today, but every single day.

Sometimes, something as simple as asking someone how they're feeling, taking the time to listen or reaching out to a friend can make a real difference. 💬

We all have our own challenges, and it's important to remember that you never really know what someone else might be going through.

Let's help break the stigma surrounding mental health and encourage more open, honest conversations.

💚 Check in on those around you

💚 Be kind, always

💚 Remember, it's OK not to be OK

A conversation could make all the difference.

Your income is one of the biggest things keeping a roof over your head. 🏠

But if illness or injury stopped you working, how long could your savings cover the rent and everyday bills?

Income protection can provide a regular income if you’re unable to work due to health reasons, helping you keep up with essential costs while you recover.

It’s worth thinking about what would happen to your finances if your income suddenly paused. 📲

As with all insurance policies, conditions and exclusions will apply. The cost of this insurance depends on several factors, such as your age, where you live and your occupation. As a result, the cost you will pay is based on your own circumstances.

Not much credit history yet?

That’s not the same as having bad credit.

A thin file just means there isn’t much information for lenders to look at. It happens if you’re younger, new to the UK, or you’ve just not used much credit before.

Lenders use your credit history as part of their checks, so a shorter history can sometimes make things trickier. Trickier doesn't mean impossible though 🙂

Every lender looks at things differently. Some are more flexible with limited credit history than others.

Your income, deposit, and overall financial picture matter too, not just what’s on your credit file.

Building up a track record over time helps. But taking out credit just to “build a file” isn’t always the answer.
