The formula for the Rule of 144 is, 144 divided by the interest rate equal to the number of years it will take to quadruple your money.

How to pay your 25 years home loan in 10 years ?

Let’s assume , your home loan 1 cr ,ROI is 8.65%, EMI is 81000. In 25 years you pay interest of 1.44 cr on 1 cr principal amount .
If you increase 10 % EMI every year and pay to the bank . Tenure reduces to 10 years and interest cost reduces to 60 lacs from 1.44 cr .
a 10 % increase seems a lot , 5 % increase in EMI reduces Tenure to 13 years .
