Let’s go..

Deyton (my son) & I watched the rugby on Saturday All Blacks vs Italy - before I zipped off to watch a play (I like going to theatre plays). I had to leave before it finished so he kept messaging me. What a huge win.
And this weekend I’m off to Eden Park 🏉 yipee! Vs Ireland.

Next up today - a solo client is moving into a pre approval with 20% deposit and might be already keen on a 95% completed new build so I’ll get in touch with him and see how he went on his 2nd visit.
Client’s prepping for an auction- so I’m waiting for the loan docs so I can get them approved.
Clients waiting for lawyers to ✅ off the final bits. I’ve got them unconditional for finance so it’s a waiting game now. Exciting!
Insurance clients - young couple sent offer of insurance which should move through today.

Most mornings I do coffee out. Think of my day and then get into it
Today I moved to Kohi cafe just for a change & a different viewpoint 
I’ve lived in this area for a long time  😱

That then gets me to thinking about habits - what habits are we consistently in that we could change that could make our lives better?
 I know one of mine was having poached eggs on toast with coffee most mornings when I went out so now that’s changed to just coffee and think of how much money I’ve saved per week 🤔
Awesome that’s now going in the right direction.

It’s the same with paying rent and not deciding to buy.
I remember when I became a solo parent in 2006 & rented for a long time - I struggled to find a house to buy that didn’t have a leaky problem then when I finally bought our home - the difference between rental payments and my mortgage was negligible. How awesome to be owning a house 🤩

This September it’s 15 years. Can you imagine the growth on that?
That can be you if you don’t know yr numbers yet or haven’t set goals and if you do own already, keep focusing on the payments & if you have any spare money, maybe see if you can drop it on the loan to drop money in - it’s all about that structure

And isn’t it wacky that this writing has come from me changing cafés to a different one for a day & cooking my eggs at home & thinking about where my money is going?

Phew it’s windy out there.

Love your journey.
This morning these words resonated with me when I replied to a post that was looking for a Mortgage Adviser who had worked with solos
No matter where you are on the journey - solo; a couple; siblings; younger or older - it’s all about planning along the way

Also, if you already own now, love your journey as well. You’ve got a home.
Is it doing minimum repayments and still planning for holidays or is it really powering down the mortgage so you can see an end goal getting closer and closer

Love the journey you’re on is also knowing where your money is going from your hard earned dollars - I think that’s the hardest piece overall…

My mornings include a coffee down in St Heliers where I breathe in the day ready to go. A stunner of day (not looking at what’s coming 😆 in the forecast)

Last night a client went unconditional for finance (still to do the build report yet) on a house - so exciting for them.
They said I’m amazing 🤩 I replied - thx so much HOWEVER you followed a process.
It’s teamwork. Together 😊

Other clients were made unconditional by their lawyer. Yaaah. I’ll send interest rates to them on Monday - they’re so happy 😀

A previous client messaged he’s moving to Perth for a job. He’s such a nice guy. He’ll rent out his home to keep it going here for awhile so we discussed that. Hopefully I’ll see him before he goes or maybe in Perth! I love going there.

Just got clients (twins) approved for an auction. That’ll be exciting for them 💕

And we have 2 lots of clients selling & buying. Wishing them well this weekend

And it’s only 920am.
It’s going to be a great day ahead
Then for the weekend I’ve got lots of theatre to go and then Saturday night the All Blacks 🇳🇿 are playing France 🇫🇷 - yaaaah. Let’s go!

Sometimes its about sharing a bit extra - just now I've had a lovely email from a lawyer(!!) saying..

Wow - thats pretty awesome - thank you!

Why is this? Well sometimes we have to try even harder to get stuff done - we submitted an app into a bank and the wait time was another 3 days to pickup for it be assessed - we have a very tight timeframe on unconditional then to settlement - and I said to the Lawyer - can you pls ask for the settlement date to move out a week?

She replied - the vendor wouldn't likely do it as the clients had already shared that with her. Then she asked - could we have a shorter finance date & we discussed the bits involved. I contacted the bank - and they literally within 2 hours, picked up the application which is missing nothing (we submit very complete applications) except the ordered valuation that's due tomorrow.

The client should be unconditional by Tuesday/Wednesday - way ahead of the dates they did have and we can then settle on the 21st of July. Thats just truly awesome - lets go!!

Clients called me a 💥 Superstar 💥 on Monday & they settled here in Auckland yesterday. I’ll take that.
So excited for them. They followed a plan & now have a home. Moving on Friday.

Just messaged Jack - a lawyer who has a lot of my clients (referred by me to him) - he’s a good guy. Works soo hard. Def why I recommend him.

Will video call a client soon to do rates for a loan for Reno’s they did on their home in Kumeu.

New clients popping in - you are all very different. Next to briefly call a client - I don’t use the phone - yr all on zoom so we are real to each other 😊

Today I’m way up the Coromandel at the Top 10 holiday park I love to stay at.
3 nights here then home Sunday.
Laptop on the table for my morning meetings then after lunch I’m off to do something new - pottery! It can only go 2 directions 🤞

Today we have awesome clients settling in Christchurch where 1 person is FIFO (fly in fly out) to Aussie. We’ve been balancing times and all sorts. Really happy for them that they finally get their home 🏠 💕✅

Clients last night got an offer accepted on a house - we had a pre-approval so I’ll message them what the next steps are soon. They will be excited 😊

We work so hard however we find time to laugh, talk, strategize and look after our clients.
