And I’m home - Yaah.
My son Deyton picked me up at 6am and he’s back in bed 😴 now

Me - the doors are all open. The washing machine is on and it feels good

This week - we’ve got 2 sets of clients settling. Onboarding by the lenders and signing of loan docs to go for them to be ready.
I’ll send a client rates today. He settles 6th November.
Friday late - I got cool clients unconditional- they were way excited - I only submitted the sales and purchase agreement to the bank that morning. And yep - we had a pre approval so that helped us get through quickly.
Now people are thinking of a home for Xmas 🎄- you can do it 🤩

Yaah. Love Nz. Looking forward to having my dinner sitting on the beach soon - roll on the warm weather 😎

I’ve being balancing swimming with working with swimming with eating and enjoying the environment with my friends
It’s hot here 31° in the daytime and dropping to 28 during the night
I hit the airport on Saturday back to NZ

Good news 💕
Cool clients who got their pre-approval on 16th October - have now got an agreed offer on a house this morning, the 23rd
Awesome is that?
They are very excited.

However - how did we meet?
💥 End of 2017 a couple moved into a build we did progressed together for finance (first meeting in 2016)
💥 Their son grew up met a lovely partner and currently have a house build nearly complete with the finance via Let’s Talk!
And then..
💥 The parents of the lovely partner approached me. Awesome. A pre approval and out there looking quickly.
The whole circle of this lovely family 💕

Life’s pretty wonderful when you hear stories like that.

Next week 2 sets of clients are settling on Friday.
I have a client to send rates to
And a meeting with a lady offering on a house is next up today.

Stunning weather here in Cabo for my last week with friends as we all work remote and also enjoying where I am

Today cool twins are settling their 1st home. I’m so excited for them. A great location and space to work from home too - well done to them ✅💕🏡 Yaaah!

Yesterday I had 5 meetings however 1 meeting - we got emotional….

Why?
A solo parent with 1 child & together we were doing her interest rates meeting
Her whole energy has changed from the beginning to now.
She said to me
💥 I was oblivious and blind to where my money was going. I didn’t own it. And now I’ve taken responsibility. I wanted to change. I’m excited for this new life of home ownership and knowing where my money goes 💥

Wow I’m getting teary 🥹 reading that again.

How cool was it for her to share those feelings?
And..
I could see and hear it when we had our zoom meetings. She learnt a lot.

This is what makes my role with you awesome 🤩
It’s not just the home or the rate structure- it’s about owning the money you earn - and the direction it goes.

She settles next Friday - awesome 🤩

Back in Cabo with my friends after we went to Puerto Vallarta for a week. We all work remote so we balanced good times and work tho we all power worked so it wasn’t spread out. Go us!
The weather is amazing here 😎💥

🇲🇽 This morning I’m waiting for 2 x sets of clients to go unconditional 🤞
🇲🇽 I have rates to send to clients then we will Zoom meet to go over those.
🇲🇽 I’ve got 3 x sets of clients wanting to offer on houses
1 is an auction - she has the process.
1 is by negotiation - we’re doing a meeting.
1 is a deadline sale - also doing a meeting
All in progress so everyone knows what they are doing in diff steps along the way

And another client meeting as clients wanting to sell/buy and the process.

Let’s go. An active office keeps clients moving along, fully informed along the way - yaaaah 😊

Yesterday a cool solo lady & her son went unconditional on her home.
It was emotional. She works hard and we were heading for a pre approval that then changed to a live application with a cool 2 bedroom house for them both with grass (yep!) and a fab view.
She sent me a photo yesterday of them by the sold sign 🥹 so awesome 💕

Another solo lady is ready & looking to buy Invercargill.
Both are - planned and focused.
Following the process.

Waiting for 2 sets of clients to go unconditional today then next week I’ll be onto interest rates for them.

Had a good session with a client pre approved but with an urgent date to move due to her rental being up. She’s got this!

How’s yr weekend looking?

My head doesn’t stop thinking & there’s been a lot of questions recently on what Mortgage Advisers do.

I’ve got cool clients in Hastings & their refix is coming up and I thought they must be close to under 80% so we can reduce their interest rate from being loaded.

Lots of emails back and forth to them and Anz and finally this morning, I’ve sent off the maintenance form to reduce them from 7.39% to 5.29% after they dropped some savings in to get us to where we needed to be.

Now fixed for 2 years at considerably lower - I’m happy - they’re happy! Win/win
Yaaah!

The clients just emailed “we could not have done this without you guys - a great team as always”.

So for me - it’s not all about getting you into a home. It’s also the bits afterwards.
This is a huge saving for them on interest payments.

This week I’m with my friends from Cabo (kiwis) & we’ve travelled to Puerto Vallarta for the week.
We’re waiting for a hurricane to hit however it’s been downgraded. Since we got here on Friday, every building has the shutters closed including all the buildings here as we wait for it to hit. We cooked pizza in our apartment as the restaurants closed (no oven so we fried it 🙃) yummy!
Hopefully we’re through it tomorrow & onwards. We had some stunning weather but currently cloudy so I’ll enjoy outside time amongst work bits.

💥 Late Friday night clients got their unconditional finance approval. Yaaah I was thrilled for them & they are so happy. And they were referred from a previous client 💕
💥 Another client - a solo guy has gone unconditional on his completed new build. Just waiting for the lawyer to do his bit then set settlement date & we’ll get onto rates.
💥Clients pre approval came through Friday as well. They were very surprised so that was great 🤩

Today I’ve also done some emails to reconnect with clients that I met previously. Together we get you ready.

I’m over here in Cabo, Mexico staying with friends and working parts of the day back to Nz

I was in the pool and spotted these awesome mushrooms 🍄‍🟫 From the morning to the night they grew so much.

Ive had some awesome meetings with clients this week - & those mushrooms got me thinking.
We can change and grow quick. I’m full of ideas to help you focus.
(We don’t need to be in the dark)

Together it’s about change and growth for the next chapter in yr life. Whether it’s buying or paying down a loan.

One client today went to fix their rates - I said ooh wait - yr so close to 80% lending. So we’re waiting for the bank to tell us what the $ is that’s needed as they have some $s saved to the side.
They didn’t know this and that ok.

Let’s all be mushrooms - growing fast!
And asking for help too.
We don’t need to do stuff alone - even the mushrooms are together 😊

The great thing about my role is I can work from anywhere whilst also balancing free time 😊
Lovely Kiwi friends who live in Cabo invited me to stay - so here I am - how truly amazing to be here.
Time difference in the mix.

Yesterday I did 4 meetings, today is 1 but a bit of other work to do then sunshine 😎 and another swim.

3 of the 4 meetings were on How 2 make an offer. My brain was busy.
💥 1 was getting ready to offer after an auction which looks like no bidders
💥 1 is a private purchase. Great scouting out on that one.
💥 and the 3rd one is a priced property in Hamilton - after a 2nd viewing with family it’s all go

Wow what a week. Spring has sprung 😊

Yesterday awesome clients settled in the Hawkes bay - a cool as house.
Both flight attendants - we did amazing working with diff time zones. Yaah 💕

Today 3 sets of clients have homes 🏠
💥 Cool clients with 4 children bought in Otorohanga - a really nice home. I’m so happy for you now having yr own 🏡💕
💥 A couple with a cute wee baby bought very quickly in Auckland - well done on going through the process to those keys 🔑 to the front door 💕✅
💥 And.. a couple where I met them ages ago. We bought a house. They lived there for a few years. Got a dog. Onwards later sold the house. Rented. Got married. And now a new home in Tauranga ~ Yep house #2. How amazing to be on that life journey - thx to you both 💕

It’s one big Yaaaaah today.
It’s the coolest thing making a difference and getting you into a home.
Ooh I’m getting emotional 😭
