It can be very easy to start scrolling through listings and suddenly picture yourself sitting in that sunny kitchen, enjoying the backyard or waking up to that view. 😍

And while dreaming is definitely part of the fun, it’s a good idea to get your finances sorted before you get too attached to a particular property.

Knowing what you could comfortably afford means you can house hunt with a little more confidence, focus on homes that fit your budget and be ready to make a move when you find the right one.

The dream home is exciting. Knowing you can afford it makes it even better.

What's the difference?

If you're buying your first home, you’ll probably hear both of these terms during the mortgage process, but they don't mean the same thing.

Pre-approval is an indication from a lender that, based on the information they've assessed, they may be willing to lend you up to a certain amount, subject to specific conditions. It can give you a clearer idea of your budget before you start house hunting.

Unconditional approval means those conditions have been satisfied and the lender has given final approval for the specific lending.

The lending process can be confusing, especially the first time around. If you're not sure where you stand or what needs to happen next, I'm here to help you navigate it. 💬
