My sister-in-law finally got her dream house through Pag-IBIG.
Exciting! First home achieved!
But a few months into paying almost ₱15K/month, napansin niya…
“Parang hindi gumagalaw yung utang ko?”
So she went straight to Pag-IBIG to ask.
And that’s when she learned the not-so-fun part. 💔
📌 Breakdown ng ₱14,930.21 Monthly Payment:
₱11,979.17 – Interest
₱235.80 – Fire Insurance
₱360.00 – MRI
₱2,355.24 – Principal lang ito!
Yes, out of almost ₱15K, barely ₱2K+ goes to the loan itself.
The rest? Sa interest, insurance, at iba pang charges. 😬
𝗣𝗮𝗮𝗻𝗼 𝗚𝗮𝗻𝘂𝗻?
Interest is computed like this:
📌 ₱2.5M loan × 5.75% annual interest ÷ 12 months
= ₱11,979.17 interest per month in the beginning!
That’s why parang walang bawas sa utang sa simula —
Pero don’t worry, over time, the interest decreases and more of your payment goes to the principal.
𝗛𝗼𝘄 𝘁𝗼 𝗛𝗮𝘀𝘁𝗲𝗻 𝗧𝗵𝗲 𝗟𝗼𝗮𝗻: Pay Direct to Principal!
If may extra budget, instead of buying the latest phone 😅,
go to Pag-IBIG and request:
👉 “Direct to Principal Payment po.”
Example:
Monthly due: ₱14,930.21
Bayad: ₱50,000
₱14,930.21 = regular due
₱35,069.79 = directly deducted sa principal!
Mas mabilis ang bawas sa utang, at mas maliit na interest next month. 🎯
🚫 Warning: Don’t do this in Bayad Centers or other payment outlets.
Baka i-apply lang nila as advance payment for future dues —
walang impact sa principal!
📌 Pro tip: Track your loan through Virtual Pag-IBIG.
They don’t send monthly bills — ikaw ang dapat mag-monitor.
