This CNA article highlighted a small group of long-time residents in Tiong Bahru who have chosen not to move, even as many of their neighbours have sold or rented out their flats over the years.

What stood out wasn’t pricing or market trends, but the mindset of the residents featured.

Some shared that they never really thought about exit strategies or monetisation. Their decision to stay was rooted more in familiarity, comfort, and a deep sense of home than in financial optimisation.

In mature estates like Tiong Bahru, this perspective is not uncommon. For some homeowners, a flat is less an investment vehicle and more a place to live out different stages of life. The value, in that sense, is measured by liveability and daily use and what the home gives back over time, rather than capital gains alone.

The article is a good reminder that housing decisions are personal. Different owners will weigh stability, familiarity, and returns differently, and there isn’t a single “right” approach that applies to everyone.

Most original residents in Tiong Bahru's post-war HDB flats have moved out, but those who remain are fiercely committed to the idea of staying in the historic neighbourhood for the long haul.

Looks doom and gloom at first glance, but unemployment is still low (~2%).

But it’s worth noting that seven major sectors quietly shed nearly 20,000 jobs this year, with real estate, ICT, and professional services taking the biggest hit.

AI could be making inroads into ICT and professional services, automating repetitive work that used to need humans.

But for real estate, the slowdown is less about AI and more about cooling measures, high interest rates (until recently), and slower transaction volumes.

The IT and real estate sectors are among those affected by job cuts Disclaimer: Unless otherwise stated, any opinions expressed below belong solely to the author. Out "farming" again this morning. Time to remind homeowners that it’s still business as usual here in Tiong Bahru.

Two agents recently sold their units at $680,888 and $700,000.

It is unfortunate for those homeowners who followed their overly pessimistic take on the market.

Looks like SERS might soon be history if the government shifts its attention (and budget) towards VERS instead.
VERS isn’t quite the golden ticket SERS used to be.
It’s only offered to certain precincts when flats hit around 70 years old, and residents will get to vote on it, just like how HIP works for fixing up maintenance issues.
But don’t expect a big windfall, because by then the flats are much older, the payout terms will likely be less generous, and the financial upside won’t be as sweet.

The Voluntary Early Redevelopment Scheme for public housing could kick off with a few selected sites from the first half of the next decade, says National Development Minister Chee Hong Tat.

In July 2025, HDB will launch approximately 5,400 Build-To-Order (BTO) flats in Bukit Merah, Bukit Panjang, Clementi, Sembawang, Tampines, Toa Payoh, and Woodlands. Concurrently, around 3,000 flats across various towns/estates will be offered under the Sale of Balance Flats (SBF) exercise. Further details, including the application period, will be announced closer to the launch.

During the 8-day application period for the BTO and SBF exercises, the HDB Flat Eligibility (HFE) letter application e-Service will be temporarily unavailable for new applications. This allows HDB to focus its resources on supporting the sales exercises.

Flat buyers with valid HFE letters or those who applied before the July 2025 launch will not be affected. Resale flat buyers with valid HFE letters may continue to obtain an Option to Purchase (OTP) and submit resale applications. Sellers can also continue with their part of the application process, starting seven days after registering their Intent to Sell.

Prospective resale flat buyers without a valid HFE letter are strongly encouraged to apply early, as the letter is valid for 9 months. Alternatively, they may wait and apply after the sales exercises conclude, once the HFE letter application e-Service resumes.
