Somewhere tonight, someone we helped find a home is watching grandkids run across a yard that used to belong to strangers. Someone else is hosting her first cookout as a homeowner, still a little proud every time she unlocks her own front door. Someone is setting up two folding chairs on a patio built for two, finally free of the acres they used to mow.

We don't get invited to most of those backyards. We're not in the family photos. But we got to be part of how you got there, and that's a gift we don't take lightly.

Most sellers think a vacant home is the best way to sell. Sometimes it is. But sometimes a home actually shows better with furniture still in it — giving buyers a sense of how their furniture will fit in the space.

That was the case with my step-father-in-law's condo.
Rarely are homes ready to list the day a seller decides to sell. Most need a little help getting there. His sons trusted me with something that mattered a lot to them: getting their dad's home ready so a future buyer could walk in and see their own life there.

Before this condo could go live, it took a team. A stager who saw the potential in every room. A window cleaner who let the natural light do its job. A home cleaner who made every corner feel cared for. A trash removal crew who hauled away the remaining items. And a home inspector who made sure there were no surprises waiting.
