That's one of the biggest financial blind spots for real estate investors.

Looking at rental income minus operating expenses doesn't tell the whole story.

You also have to consider:
✔ Debt service
✔ Vacancies
✔ Repairs
✔ Capital expenditures
✔ Property management
✔ Cash reserves

So the better question isn't just:
"Is this property profitable?"

It's:
"How much cash is this property actually producing, and what's coming next?"

That distinction becomes even more important when you're managing multiple properties or considering your next acquisition.
