Most of what could still change your tax bill this year has a deadline you're not tracking: December 31, not April 15.

The strategies that actually move your number only work if they happen before the year ends.

You don't need to know exactly what you're missing today. You just need to find out before that window closes.

That's what the Tax Leak Check is for: about three minutes, and it tells you where you stand.

Take the 3-Minute Tax Leak Check before this year runs out.

A Tax Leak Review found a Realtor had left roughly $6,150 in unclaimed meal and entertainment deductions on the table across two tax years.

Not from doing anything wrong. From client lunches, an open house with catering, and a couple of gifts to past clients that never made it onto a return, because nobody had ever shown her what actually qualifies or how to log it.

Business meals with clients are generally fully deductible. Home entertaining counts too, if business gets discussed. None of it requires a receipt under $75; it does require a simple note about who you were with and why.

This is the kind of gap a Tax Leak Review is built to find.

These figures are illustrative of a pattern we commonly see and are not a guarantee of results for any individual Realtor. Every situation is different; always confirm specifics with your own tax professional.

Take the 3-Minute Tax Leak Check and see what might be sitting in your file.

There's a business dinner most Realtors have never once deducted, and it happens in their own kitchen.

Most know they can write off a client lunch. Almost nobody realizes home entertaining works the same way as the holiday gift, the open house catering, the dinner where business got discussed.

Business meals with clients and referral sources are generally fully deductible, as long as they're not extravagant. Client gifts are deductible up to $25 per person, per year.

No receipt required under $75; a log entry with the date, who you were with, and the purpose is enough. Just write it down close to when it happened, not in March.

Jane hosted a client appreciation dinner at her own house this fall.

W**e, a caterer, a handful of past clients, and a few people she hoped would become clients.

Her old accountant's advice: keep the receipt, but it probably isn't deductible since it happened at home.

That's not accurate. Business entertainment at your own table, documented the right way, can be just as deductible as dinner at a restaurant.

Jane had assumed home entertaining didn't count for years. Years of dinners like that one never showed up on her return.

DM TAXOS and I'll walk you through what the documentation should look like.

You referred a deal to another agent this year and got a check for it.

Did it come with a 1099? Or did it just land in your account and disappear?

Referral fees and side income outside your main brokerage are some of the easiest dollars to lose track of; nobody sends you a year-end summary for them.

If you're not sure how many of those checks you actually captured, that's a tax leak worth finding before your CPA does.

Join the weekly webinar, and we'll walk you through exactly how to track it down. Link in bio to save your spot.

You know exactly how much you closed this year.

Ask most Realtors their GCI and they'll tell you without checking a single number.

Ask them how much of that is actually theirs to keep, after taxes, after reserves, after everything the year quietly took, and the answer gets a lot less certain.

That gap isn't a sign you did something wrong. It's a sign nobody built you a system for the second half of that question.

High income doesn't create financial confidence. A plan does.

TaxOS is how we help Realtors close that gap not just filing what already happened, but planning for what's still ahead of you this year.

DM TAXOS and let's talk about what that could look like for your business.

There are about ten weeks left in this year.
Most Realtors will spend all of them on closings.

None of them on the one thing that decides what they actually keep from those closings.

Tax strategy doesn't wait for January. A retirement contribution, a business structure decision, a deduction you've been putting off those close on December 31, not April 15.

By the time your CPA opens your file next spring, that window is already closed.

TaxOS exists because most Realtors are excellent at making money and were never taught how to keep more of it.

Take the 3-Minute Tax Leak Check and find out what's still open before the year runs out.

Compliance keeps you out of trouble. Strategy keeps your money.

Most Realtors only ever get the first one.

Your return gets filed correctly. Every box is checked. Nothing is late. But compliance was never designed to ask whether you're structured the right way or whether decisions made in June are about to cost you in April.

If the only thing anyone's ever done for your taxes is keep you compliant, you may be missing the half that actually keeps your money.

That bonus, that contest prize, that gift card your brokerage handed you this year the IRS already knows about it, even if you forgot.

Anything of value you receive for production, recognition, or a sales contest is generally taxable income. Cash, a trip, or a gift card at an awards dinner.

One of these isn't a big leak. Stack a few across a year and it's a surprise you didn't plan for.

DM TAXOS and let's make sure nothing from this year is sitting there unaccounted for.
