🏠 HOMEOWNERS INSURANCE TIP — PLEASE READ BEFORE YOU FILE A CLAIM
It has come to my attention that I need to share this.
I have sold insurance for 11 years. Non clients and clients often reach out to me with questions, so I want to share a few things that may help someone when something happens to their home.
FIRST — KNOW YOUR DEDUCTIBLE!
Before filing a claim for damage that appears relatively minor, check your deductible and, when possible, get an estimate for the repairs.
For example, if you have a $2,500 deductible and the damage is $2,800, think carefully and ask questions before deciding whether filing a claim makes financial sense.
⚠️ Also, be careful when calling your insurance company simply to “ask about” a possible claim. Depending on the company and how the contact is handled, a claim record may be created. If you only need general information, make it clear that you are seeking information before filing anything.
💦 WATER DAMAGE
Not all water damage is treated the same.
Water entering your home from outside, such as flooding or certain types of surface water, is generally not covered by a standard homeowners policy and may require separate flood coverage or an endorsement.
But sudden water damage originating inside the home can be different. For example, I had an ice-maker line break. Depending on the policy and circumstances, the resulting damage may be covered even though repairing the failed plumbing or appliance itself may not be.
🌳 WHAT IF YOUR NEIGHBOR’S TREE FALLS ON YOUR HOUSE?
A tree simply falling from your neighbor’s property does not automatically mean your neighbor is responsible. If it was a healthy tree that unexpectedly fell during a storm, your own homeowners coverage will often come into play.
If the tree was known to be dead, diseased or dangerous and the neighbor was negligent in addressing it, liability may be handled differently.
🏠 WHY THINK BEFORE FILING A SMALL CLAIM?
A claim can become part of your insurance history and may be considered when you shop for coverage later. Companies have different underwriting rules and may ask about your prior claims history.
I’m not saying don’t file a legitimate claim. That’s what insurance is there for! I’m saying get the facts first.
✔️ Know your deductible.
✔️ Get an estimate when practical.
✔️ Understand what your policy covers.
✔️ Ask questions before opening a claim when possible.
✔️ Don’t assume every type of water or tree damage is handled the same way.
After 11 years in insurance, one thing I can tell you is this: KNOW WHAT YOU HAVE BEFORE YOU NEED TO USE IT! ❤️
