A lot of commercial real estate loans that closed at low interest rates are coming due this year, and the same properties that sailed through underwriting in 2021 are now facing refinancing at significantly higher rates. The building didn't change. The tenants didn't change. The NOI didn't change. But the DSCR math broke, and for a lot of operators, that's a major problem right now.

Churn is the variable that determines whether a SaaS business compounds or stalls. A 2% monthly churn rate and a 3% monthly churn rate might sound insignificant, but over three years the difference in ARR is enormous. And if you're not tracking logo churn and net dollar retention separately, you may be looking at the wrong number entirely.
