๐Ÿค– AI and accounting is not coming, it has arrived.

The VSCPAโ€™s AI in Practice survey confirms what we are seeing: firms are using AI to boost efficiency and service, while still navigating concerns around security, accuracy, ethics, and training. (Link in comments)

At MAS LLC, The Green Mission Inc., GM-ESG Solutions, and Probity Appraisal Group, we adopted early, and I would do it again. But the hard part has not been the technology. It has been people and process.

๐Ÿ”’ Training teams to use secure systems, not public tools
๐Ÿ”’ Reminding clients not to upload sensitive data such as full tax returns into free AI platforms (!!!)
๐ŸŽ“ Helping younger professionals build real judgment without years of manual work

AIโ€™s biggest benefit is that it frees our team to focus on complex problems, strategy, and client value while reducing repetitive errors.

We have also tested Thomson Reuters CoCounsel. Letโ€™s just say this battle hardened 50-year-old CPA did a better job sourcing IRC, but I will give it more time to catch up! I mean, we had to take the entire CPA exam at one time and pass the whole darn thing.

AI is not replacing CPAs.

It is making strong CPAs even better and making judgment, critical thinking, and training more important than ever.

โ€ฆ and kudos to Journal of Accountancy for starting their paper copies back in circulation. This CPA will always appreciate paper!

๐Ÿ” The strongest appraisers never stop inviting scrutiny.

One of the most overlooked tools for maintaining the highest standards in the valuation profession is the independent appraisal review.

As personal property appraisers, we have an obligation to produce credible, well-supported reports that can withstand IRS examination, litigation, insurance claims, and professional peer review. An independent appraisal review isn't a sign of weakness. It's a commitment to excellence.

Over the past several months, I have been absolutely blown away by the professionalism, technical expertise, and analytical rigor of Patrick McIntyre, ISA and Sarah Reeder, AAA, ISA CAPP at Artifactual Historyยฎ Appraisal.

I've known Patrick for years through his work with the Appraisers Association of America, where he earned a reputation for thoughtful leadership and exceptional technical knowledge. Watching him and Sarah build Artifactual History Appraisal into a firm focused on appraisal review services has been incredibly exciting.

We are also connected through the incredible International Society of Appraisers

For appraisers preparing IRS Qualified Appraisals, appraisal review can be invaluable. A second set of highly trained eyes can help identify:

โœ… Areas where methodology can be strengthened

โœ… Additional market support that improves credibility

โœ… USPAP compliance considerations

โœ… Opportunities to improve report clarity and organization

โœ… Potential vulnerabilities before a report is relied upon by a client, the IRS, legal counsel, or opposing experts

No appraisal is perfect, and the best professionals recognize that continuous improvement is part of maintaining the highest ethical and professional standards.

I also believe appraisal review deserves a much larger role in appraiser education. As our profession works to attract and develop the next generation of personal property appraisers, I would love to see formal appraisal review integrated into university valuation programs and professional coursework. Learning to both receive and perform constructive appraisal reviews would elevate report quality across the profession while strengthening critical thinking and analytical skills.

Our industry needs more qualified appraisers, more collaboration, and more mentorship. Independent appraisal review is one of the best ways to achieve all three.

I cannot recommend Patrick and Sarah's appraisal review services highly enough. Their work is raising the bar for our profession.

๐Ÿ‘ Here's to continuing to strengthen the valuation industry through collaboration, education, and a commitment to excellence.

๐ŸŽ“๐ŸŒŸ Celebrating excellence in education across the Fredericksburg region!

Although our TGMI team was unable to attend this year's Fredericksburg Regional Chamber of Commerce Educator Excellence Brunch & Awards, I was proud to have my daughter, Annabelle Marschall, attend on behalf of Stafford Education Foundation, where I serve as President. As a founder of Stafford DreamWise, Annabelle understands firsthand the importance of investing in students, educators, and the future of our community.

We were especially proud to see Mr. Joseph Eveler, Choir Director at Stafford High School, recognized as an Outstanding Educator. Mr. Eveler has inspired generations of students through music, leadership, and an unwavering commitment to excellence. On a personal note, he is also Annabelle's choir director, making this recognition even more meaningful to our family. ๐ŸŽถ๐Ÿ‘

Congratulations to Mr. Eveler and to all of the incredible educators, administrators, students, and community leaders recognized for their dedication to shaping the next generation. Your passion and commitment make a lasting difference every single day.

Thank you to the Fredericksburg Regional Chamber of Commerce for continuing to recognize and celebrate the educators who strengthen our schools and our community. The Chamber honored educators from across the region for their leadership, innovation, and commitment to student success, highlighting the vital role they play in preparing tomorrow's workforce.

Tomorrow, we pause to recognize Juneteenth, a day that commemorates June 19, 1865, when Union soldiers arrived in Galveston, Texas, and announced that enslaved people were free, more than two years after the Emancipation Proclamation was issued.

Juneteenth is both a celebration of freedom and a reminder of the long journey toward civil rights, equality, and justice in the United States. It provides an opportunity to reflect on our nation's history, honor the resilience and contributions of Black Americans, and recommit ourselves to building stronger, more inclusive communities.

As our country approaches its 250th birthday, Juneteenth reminds us that America's story is one of both progress and perseverance. The pursuit of liberty, equal opportunity, and justice for all remains a responsibility shared by every generation.

In observance of Juneteenth, MAS LLC, The Green Mission, GM-ESG, and Probity Appraisal Group will be closed on June 19 as our team takes time to reflect on the significance of this important day.

We honor the past, celebrate progress, and continue working toward a future where freedom, equality, and justice are realized for all.

Today I had the opportunity to attend this event on behalf of all four of my companies, as well as a new software development company where I serve as CFO and founder alongside a business partner with decades of government contracting experience.

I came to Richmond to meet smart people, build meaningful connections, and learn how we can contribute to solving real challenges at both the state and federal levels.

The Virginia Black Chamber of Commerce has been an incredible resource for connecting with talented professionals across industries, including outstanding faculty, students, and alumni from the finance and accounting programs at Virginia State University and VCU.

Richmond continues to be a place where great ideas and great people come together. I am excited about the brilliant colleagues and new friends I met today and look forward to seeing where these conversations lead.

And a friendly reminder to all the college students out there: becoming a CPA is actually pretty darn cool, even if we proudly embrace our nerdiness!

Another great evening with what I truly think is one of the best and most engaging ASA chapters anywhere. Always a good time when you get a room full of valuation professionals together discussing complex markets, fair value, and global trends.

Even better that my friend and colleague Sarah Reeder of ISA and AAA fame joined me for the event.

We heard a very informative presentation from Peter Tropper on private equity and emerging market valuation work. One interesting takeaway was how differently Fair Value can look across global markets. We may all technically follow the same IVSC framework, but emerging markets often seem to involve far more Level 3 inputs and a very different audit environment than what we typically see in the U.S.

Love this group and these conversations.

And yesโ€ฆ my eyes are closed in one of the photos, but I decided that was not a good enough reason not to post them anyway. ๐Ÿ˜‚

This Memorial Day, MAS LLC, The Green Mission Inc., GM-ESG and Probity Appraisal Group pause to honor and remember the brave men and women who made the ultimate sacrifice in service to our country. ๐Ÿ‡บ๐Ÿ‡ธ

Their courage, dedication, and selflessness have protected the freedoms and opportunities we enjoy every day. We are deeply grateful to all who have served and especially mindful of the families carrying the legacy of those we have lost.

As we spend time with our families and communities this weekend, may we also take a moment to reflect on the true meaning of Memorial Day and remember those who gave everything for our nation.

Wishing everyone a safe and meaningful Memorial Day.

Transparency is the new currency. ๐Ÿ’Ž

Donors aren't just looking at impact anymore. They are looking at risk.

Confidence is built on two pillars:

1๏ธโƒฃ The Appraisal: The "shield" that defends the value of the gift.
2๏ธโƒฃ 990 Compliance: The "radar" that proves the nonprofit is a stable partner.

A donor might be generous, but they will pause if they see "red flags" in public disclosures. Sophisticated donors scan Form 990s for governance health and fiscal stewardship before committing to complex non-cash gifts.

Compliance is a donor retention strategy.

The "Trust Gap" closes when:

โœ… Appraisals provide defensible, third-party valuation.
โœ… 990 Filings demonstrate rigorous oversight.
โœ… Process Clarity protects the donor from start to finish.

When we treat compliance as a confidence mechanism, we unlock higher levels of participation.

Across the United States, donors are diverting tens of thousands of pounds of building materials, appliances, fixtures, furniture, and other commercial and residential content from landfills each week through donation to qualified 501(c)(3) charitable organizations.

The future of personal property appraisal depends on who shows up and who speaks up.

Great to see leaders like Patrick McIntyre of Artifactual History Appraisal stepping into roles with The Appraisal Foundationโ€™s PPRP ๐Ÿ‘ and professionals like Maria Tarrence of Capital Art Group representing the evolving, market-facing side of valuation.

Here is the reality ๐Ÿ‘‡
Personal property appraisers do not have licensure, but we do have accreditation through three leading organizations that sponsor The Appraisal Foundation: the International Society of Appraisers, the American Society of Appraisers, and the Appraisers Association of America. This is where the critical education and experience requirements are established.

Taxpayers can protect themselves by hiring an appraiser from one of these three organizations.

The Appraisal Foundation, established in 1987, created USPAP to bring credibility to valuation ๐Ÿ“Š
Real estate followed with licensure.

Personal property has not yet.

In my view, there is still an opportunity to further strengthen standards.
โœ”๏ธ Protect the public
โœ”๏ธ Reinforce education and experience requirements
โœ”๏ธ Elevate our profession

If we want a stronger voice, we need to use it. Talk to Patrick and Maria, get involved, and help us continue to lift the personal property valuation profession!
