INVESTORS: You might be overlooking one of the biggest opportunities in new construction.

What if you could get a better deal on a new home than you expected? 👀

In this clip, Reed Fell discusses builder incentives, special interest rates, and how real estate investors may be able to take advantage of opportunities in Northwest Arkansas.

The key? Knowing what to ask for—and where to look.

A $60K builder incentive is just the beginning. 👀

There’s more to winning in real estate than finding the right house. You need to know how to use incentives, build trust, and stay ahead of the competition.

In this clip, Reed Fell shares insights into builder incentives, but that’s only ONE part of the conversation.

🔥 We also get into how real estate agents use social media to stay top of mind, how AI is changing lead follow-up, and why authentic human connections still matter.

What does it take to stand out in today’s market? This conversation goes beyond the transaction.

The best advice for buying your first rental property?

"Talk to your accountant. I think that's probably the biggest piece of advice."

That's not me talking. That's Parker Touchton of Pinewood Management, a property manager with close to 70 doors.

His next step: find an agent who specializes in the type of rental you want, and build those relationships before you buy.

Your team should be in place before your first offer, not after closing.

Your property manager's 1099 doesn't show what you made. It shows what you grossed.

$100,000 in rents on the 1099.
$40,000 spent on cleaning, repairs and management fees.
If you can't document that $40,000, you could pay tax on money you never kept.

In this clip from Real Estate Returns, I asked Parker Touchton of Pinewood Management what reports investors should expect. The short answer: monthly owner statements, a year-end summary, and a 1099.

Keep all three, and hand them to your CPA along with the expenses you paid yourself.

Should you self-manage your rental or hire a property manager?

On the latest Real Estate Returns episode, I sat down with Parker Touchton of Pinewood Management, who manages close to 70 doors across Northwest Arkansas.

A few takeaways:
→ Typical fees: 8% to 10% for long-term rentals, 20% to 25% for Airbnbs. Over 30% is a red flag.
→ Ask if the fee is charged on gross revenue or net of cleaning fees.
→ A projection 40% higher than everyone else's is a sales pitch, not a better manager.
→ Your manager's hours can cost you the short-term rental loophole.

Imagine selling a house from jail. 🔒🏠

It sounds like something out of a movie, but these situations can happen in real estate.
When a property owner is incarcerated, the transaction doesn’t automatically stop. The legal documents still need to be properly executed, including the deed. That can mean an attorney actually has to go to the detention center to help the owner complete the necessary paperwork.

For buyers, sellers, and investors, this is a good reminder that real estate transactions can involve far more than just finding a buyer and signing a contract.

Ownership, authority to sell, properly executed documents, and title issues all need to be handled correctly before a property can change hands.

The lesson? Don’t assume a property is easy to sell just because there’s a willing buyer. The legal details matter.

Landlords, it’s not always the obvious problems that can cost you.

From pets and property damage to unexpected tenant claims, there are issues that can quickly become expensive if you’re not prepared.

The key is knowing what to look out for and making sure your lease addresses potential problems before they happen.

Real estate investors: you could be leaving a HUGE tax benefit on the table.

There’s a $512,000 limit that can come into play when it comes to real estate losses, and understanding how it works could make a major difference in your tax strategy.

The key is knowing the rules before you make your next investment or tax move.

Watch the clip to see what this limit means and why real estate investors should pay attention.

💬 Have you ever run into this limitation with your investments?

You might be saving $5,000 in taxes… and still losing $50,000. 👀

Here’s what I want investors to understand: the goal isn’t simply to get the lowest tax bill this year. It’s about building wealth and keeping more of it after tax.

Three areas can make a major difference:

🏢 Structure – Make sure your entities are set up for the right purpose.
📋 Records – Keep documentation that supports your tax position.
⏰ Timing – Tax planning works best when you start before the decisions are already made.

For example, saving $5,000 today sounds great. But if that decision costs you $50,000 when you sell, that isn’t necessarily a win.

Think beyond this year’s tax bill. Think about the lifetime of your investment.

You spent $50K fixing your rental… and get $0 tax benefit 😬
Brand new investors do this all the time — buy a property, pour money into repairs, show a massive loss on paper. Then expect it to wipe out their W-2 or business income.

Greg breaks the bad news in this one: unless you qualify for Real Estate Professional Status OR the Short-Term Rental loophole, that loss just carries forward. You don't get to use it this year.

Both paths require one thing: material participation. Most common way investors meet it? 100 hours in that rental + more time than anyone else — your cleaners, handymen, property manager included. Are you actually tracking your hours?

Most people aren't.👇 Drop “HOURS” in the comments if you want me to break down REPS vs. STR loophole next
