Mortgage rates are still hovering in the mid-six percent range, but the bigger picture is what your full monthly payment looks like.

A small rate change may not move the needle as much as people think, especially when taxes, insurance, loan type, and property location are part of the equation.

Before you wait on the market, make sure you understand your numbers.

Independence Day means different things to different people.

Some celebrate the history. Some reflect on the parts of that history that were not equal for everyone. And some of us just call it BBQ day and enjoy time with family, food, and rest.

However today feels for you, I hope it brings peace, connection, and a moment to appreciate the people around you.

Wishing you a safe and meaningful Fourth.

Why pay 20%+ interest to a credit card company when you may have another option?

Your home equity may offer access to lower interest rates than credit cards or personal loans, potentially helping you reduce monthly payments and pay off debt faster.

Like any financial decision, it’s important to understand both the benefits and risks before using your home as collateral.

Home equity levels remain high, but using that equity to consolidate your debt can come with big trade-offs.

Pending home sales have increased for three consecutive months, showing that buyer demand hasn’t disappeared.

Some buyers are waiting for the “right time,” but there’s no guarantee if or when rates will move lower. What we do know is that when more buyers enter the market, inventory can tighten and competition can increase.

The best time to start preparing is before everyone else decides it’s time to buy.

Mortgage rates moved higher this week as inflation concerns and Treasury yields pushed borrowing costs upward. Markets are also reacting to changing expectations around future Federal Reserve decisions, which continue to impact rate movement.

Even with the recent increase, rates are still lower than they were this time last year, and market conditions can shift quickly.

In a changing market, preparation matters more than timing.
