📊 THE BIGGER PICTURE | WEEKLY MARKET UPDATE
🏡 HOME SALES ARE SLOWING. BUT OPPORTUNITIES ARE EMERGING.
September pending home sales declined 11.3% nationally compared to last year.
But how does Colorado compare?
📍 COLORADO VS. NATIONAL
September pending contracts, year over year:
🇺🇸 National: ↓ 11.3%
🏔️ Colorado: ↓ 10.9%
🏙️ Denver Metro: ↓ 12.7%
Denver's slowdown is slightly more pronounced than the national trend.
And here's what makes these numbers interesting.
Nearly 64% of Denver Metro sales included seller concessions, while approximately 49% involved a price reduction.
Buyers may have more negotiating opportunities, even without a significant increase in available homes.
🏗️ NEW CONSTRUCTION
National housing starts declined 5.2%, while completed homes fell 14% compared to last year.
Builders are slowing construction, which could limit future supply.
For communities like The Aurora Highlands, Sojourn at Idlewild and Bud Hardin understanding builder incentives alongside other financing options is increasingly important.
📈 MORTGAGE RATES & BONDS
Global uncertainty and movements in Treasury yields continue to influence mortgage pricing.
The national average 30-year fixed mortgage rate is currently 7.33%, according to Mortgage News Daily.
But the advertised rate is only one part of the financial equation.
💡 THE BIGGER PICTURE
In Colorado, the slowdown is creating opportunities to negotiate price, concessions and financing terms.
There are also mortgage strategies that approach cash flow, liquidity, investments and mortgage debt differently than traditional financing.
The goal isn't simply to purchase a home.
It's to understand how your mortgage can support your broader financial picture.
Don't just build equity. Build options.
