Mortgage rates update — week ending October 23, 2026

The 30-year fixed fell to 7.32% this week (from 7.40% last week; 6.19% a year ago), the first decline since August. The 15-year slipped to 6.68%; FHA about 6.79%.

Why? Investors moved into Treasury bonds as stocks got shaky, and the 10-year yield dropped below 5%. Mortgage rates follow that yield, so the next few weeks are worth watching, especially with the Fed's decision on Wednesday, Oct 28. If you're house hunting: figure your budget at today's rate, ask lenders about a float-down option, and compare quotes on the same day. Not sure where you stand? I'm happy to help.
