Fresh off the NIC Spring Conference 2026 and one thing is clear—the seniors housing market is picking up serious momentum.

Here are a few of our key takeaways:

-Capital is flowing again. Investors and banks are getting more aggressive in making deals happen, with availability and interest rate spreads looking more like early 2020 (pre-COVID days).

-Valuations are strengthening. Existing seniors housing assets are trading at lower cap rates, meaning owners are in a much better position to command higher prices compared to 2025.

-And a big one on the policy side—U.S. Department of Housing and Urban Development is updating LEAN standards for the 232 lending program. Starting 5.1.26, communities with less than 50% independent living will now qualify for refinance opportunities.

Momentum, opportunity, and a shifting landscape—2026 is shaping up to be a pivotal year for seniors housing.

HFC is proud to announce the successful closing of a $15,000,000 term loan for Runk & Pratt’s Willow Ridge campus in Lynchburg, VA!

This financing refinanced the acquisition loan, reimbursed renovation costs, and provided additional capital to support ongoing corporate initiatives. The loan features a floating rate of SOFR + 250 bps, no prepayment penalties, no required interest rate protections, and an 18-month interest-only period.
