It’s no surprise to see Nashville, Denver, and San Diego topping the list of America’s most desirable places to live, with Florida once again claiming the title of most sought-after state. As someone who has helped clients navigate moves to and within Florida, South Carolina, and New Hampshire, I see firsthand how factors like low crime, affordability, and beautiful weather shape these choices. Yet, it’s striking that 54% of Americans find it out of reach to move to their preferred location. Chicago, unfortunately, landed as the least desirable city this year. When it comes to making such an important decision, having the right guidance and experience can make all the difference.

US Buyers See More Builder Incentives | A Realtor you'll never "Forget"
Keeping a close eye on the market, I’ve noticed US builder confidence remains subdued—holding at 35 in late Q2 and staying below 40 for 14 consecutive months. Builders are working hard to adapt: over 60% offered sales incentives recently, and about 35% reduced prices, with average cuts of around 6% for new-home buyers across the country. The ongoing shortage of approximately 1.2 million homes continues to shape our landscape, and industry leaders agree that real change will come only when we address the barriers holding back new construction. Did you know that regulation, taxes, fees, and similar costs add more than 25% to the average price of a single-family home? This really underscores how much impact reform could have. Current sales conditions registered 38, with future sales steady at 45 and buyer traffic at 25—clear signs that both builders and buyers are approaching decisions with care. As someone who helps clients navigate these shifts every day, I believe staying informed is key to making confident choices in today’s market.
