Simple Trust Accounts Workflow
A typical trust-account workflow
Money Comes In (rent, reimbursements, refunds, etc.)
Deposit goes into the Trust Bank account
The other side goes to the appropriate account (Owner Payable, Tenant Security Deposits, Rental Clearing, etc.)
Money Goes Out (owner payouts, vendor payments, repairs, etc.)
Check/ACH comes out of the Trust Bank Account
The other side goes to Owner Payable, Repairs Expense (if paid from trust and reimbursed appropriately), vendor payable, etc.
It's a simple workflow, but so many Property Managers get it wrong and find they aren't complaint with state real estate commission laws which could potentially led to losing their licenses and hefty fines.
PM's don't get into trouble because they collect rent—they get into trouble because they manage the Trust account incorrectly.
A trust account isn't a typical bank account—it's money you're holding on behalf of others. A proper Trust workflow helps protect your clients, keeps your books accurate, and supports compliance.
