Ouuuuuuu yallll ... I think I'm finally ready! And I'm so excited! Yay!

I've been working on this project for homebuyers that completely transforms their financial position so they can get approve with HIGH credit score and a NICE interest rate - some with no down payment! I've put this project off so 👏🏾 many 👏🏾 times due to this chaotic LIFE with CADEN. But I'm so excited to get it started, because I'm looking for a specific type of person to be involved.

It’s been approved and it’s effective immediately.

If you have ever been on a call with me, I’ve always explain that we have 2 types of credit scores and although FICO was used by 90% of the financial institutions, Vantage would be coming into play for mortgages lending.

Well it’s finally here…

Now lenders can use FICO10T or Vantage 4.0

This is why I taught both… you will see Vantage be use more often in the years to come… this is only the beginning.

I cannot tell y’all how many times I’ve told clients DO NOT apply for any financial products via Credit Karma.

Do I like Credit Karma? Yes, only to view the your file with 2 of the major credit reporting agencies - Transunion and Equifax - for FREE.

Do I use Credit Karma score? Yes, only to educated clients on the difference between a Vantage and FICO and why it’s such a huge difference between the 2 brands. Vantage scores are in the approval stages to be an alternative scoring model for Fannie and Freddie Mac mortgages.

So applying for their recommendations to financial products is a waste of time. It’s a marketing strategy used to get you to APPLY! Whether you are approve or denied, Credit Karma obtains a payout from you applying.

You have to ask yourself? How can I be preapprove for an American Express credit card, when AE uses Experian credit files which is a credit file Credit Karma does not have access to?

Charge offs gets on my ever lasting nerves.. LOL!

Naw, I don't know about anyone else but... anytime I get the following...

- verified
- updated
- no change
..I become a little bit irritated, especially when you don't see any changes or the information disputed is still incorrect.
By law you have the legal right to request an investigation about accounts that are inaccurate, inconsistent, incomplete, fraudulent, or not yours. After you have settled chargeoffs, you can GET the entire account remove from your credit report - BUT IT'S A PROCESS.

1 letter will NOT remove a chargeoff 90% of the time. It takes about 6 to 12 letters and even then the credit reporting agencies WILL NOT do what the law requires them to do.
THEY WILL TAKE THE WORD OF THE CREDITOR OVER YOURS
MOST OF THE TIME!

With charge offs, you MUST have a end goal and a plan of action. Credit reporting agencies and original creditors are REQUIRED to follow the FCRA (Fair Credit Reporting Act) and FCBA (Fair Credit Billing Act)- PERIOD! It's written in black n white.

So, what's your plan?

Now that you have settled your charge offs accounts, are you gonna wait it out until they expired off your credit report or dispute the inconsistencies/inaccuracies and get them removed?

Do you know when they will expire or are you taking the word of the credit reporting agencies who are known to report inaccurate and inconsistent information.

From my experience, you will have 6 to 12 letters to send to the credit reporting agencies before you will see chargeoffs removed, but how will you word them? When will you send them? When will you respond to them? How will you respond to them? Do you need to file a compliant or should you wait?

The #1 mistake with DIY consumers, THEY DO NOT HAVE A PLAN!
There are 2 type of consumers that I come across...

- People that take action
- People that waste a lot of time jumping from group to group

Student Loan Relief…

This will help those individuals who DTI was just at the threshold… it will lower your overall DTI percentage.

You may also see a small increase in your credit score as once balance decreases. Keep in mind other factors on your credit report still pays a factor when calculating your score.

Who benefits?

-If you make less than $125k
-Pell grant recipients will have 20k cancelled
-Non pell grant recipients will have 10k cancelled

Sometimes it's difficult to get started because you don't want to face what's ahead, but the most important thing you can do is get started and be persistent. Life happens and there was always be obstacles to overcome, there will never be a time that's perfect. You have to say to yourself, today is the day, breathe, and make that first step.

- Ignore your scores (if they are low)
- Review each account
- Make a decision to DIY or Hire someone to do it for you
