Many rental homeowners:
• Don’t keep regular records of expenses
• Don’t pay attention to receipts and documentation

The result?
Higher taxes than necessary ❌



🔹 Expenses you can usually deduct (that many people miss)

If you own a rental home, you may be able to deduct:
Maintenance and repairs, plumbing and electrical work, painting, homeowner’s insurance, property taxes, management or agent fees,

How to Pay Yourself the Right Way from Your Business**

One of the most common questions I get from business owners is:
“How should I pay myself from my business?”

It sounds simple — but getting this wrong can cost you extra taxes or even put you on the IRS’s radar.

Let’s break it down in plain English 👇

🔹 First: Your business type matters

How you pay yourself depends on how your business is structured.

🔹 If your business is an LLC (default tax treatment)

Most LLC owners simply take money out of the business when they need it.
There’s no formal payroll and no “salary.”

But here’s the catch:
👉 All of your profits are subject to self-employment tax
That’s about 15.3% on top of regular income tax.

Simple? Yes.
Tax-efficient? Not always.

🔹 If your business is an S-Corporation

This is where things change — and where many owners save real money.

The IRS expects you to:

Pay yourself a reasonable salary
