In New York City, every move-out costs the owner lost rent and make-ready work, plus the broker fee when the owner hires a broker. We ran the numbers and pulled together 4 ways managers keep good residents renewing. https://hubs.ly/Q04C0BfN0

Should residents tip the whole team this holiday season, or the staff members they know?

With TippingLink, a building doesn't have to pick one. It can run a tip pool and individual tipping at the same time, which leaves three smaller calls: which staff each option covers, which moments each one is for, and how the pool pays out.

The post covers each decision, including when a single payout to the property makes sense and when to let TippingLink split the pool by percentage.

A front desk is judged by its worst shift, and the worst shift is usually the one run by the person with the least context. Our new playbook is built around one test: could someone who has never worked this shift run your front desk from what's written down?

It covers shift handoffs, front desk instructions, visitor and contractor flow, package intake, escalation, and incident reports, with 5 templates your team can put to work right away. Download The Front Desk Playbook:

In a lot of buildings without a doorman, the super signs for packages, lets contractors in, and still fixes the leak at 10 p.m.

The big tipping guides give the super one line or one table row. We gave them a full guide: holiday ranges from 4 published sources, how tenure moves the number (yours and theirs), and whether to tip for repairs.

If you manage a building without a front desk, it's a good one to send residents before the holidays.

Turning on digital tipping gives residents a way to tip. It doesn't tell them the option exists.

TippingLink recommends starting holiday communications in early November: one email to set the expectation, flyers in common areas, and a reminder as the holidays get closer.

Our new post covers what to send and when, including the holiday staff list, the lobby display QR code, and email and text templates managers can paste in.

Rain or snow, your staff shows up.

Holiday tipping turns a year of appreciation into one envelope in December. TippingLink makes it year round and digital, so a thank you can land the day it's earned.

Ontario calls it a reserve fund study. BC calls it a depreciation report. Both land on the 2027 budget.

In Ontario, for most corporations, a funding plan built on a study completed this fiscal year must bring the reserve fund to an adequate level by the end of the following fiscal year. In BC, stratas wholly outside Metro Vancouver, the Fraser Valley, and the Capital Regional District without a report since the end of 2020 need one before July 1, 2027.

Our new guide covers what each law requires, the records providers have to review, and the funding decisions boards and councils should make before budget season.

Your condo insurance renewal and your 2027 budget are probably on the same desk right now.
Boards can't control the market, but they do control what an underwriter sees: what the master policy covers, how deductibles are set, and whether the community can prove it's maintained. Our new guide covers all three, plus six questions to ask your broker before the quote is final:

Reserve studies used to be the line boards negotiated last. Florida ended that sequence. For budgets adopted on or after December 31, 2024, owners in associations that need a structural integrity reserve study can no longer vote to underfund the components it covers. And the compliance date for unit-owner-controlled associations that existed on or before July 1, 2022 was December 31, 2025, so the 2027 budget is the first one adopted after it.

Association Reserves' April 2026 data puts roughly three in four of its client associations below the 70% funded mark, with 34% in the band where the firm says special assessments are highly likely.

Here is what the study covers and what it changes about your 2027 budget. https://hubs.ly/Q04yDCLS0
