I frequently hear business owners say:
"We completed a cost segregation study."

My next question is often:
"Did anyone discuss tangible property regulations?"
Sometimes I receive a puzzled look.

The IRS tangible property regulations provide rules surrounding whether certain costs should be capitalized or may potentially be deducted.

For some property owners, understanding these rules can create additional planning opportunities.

Examples can include situations involving:
• Building improvements
• Repairs
• Replacements
• Maintenance expenses

The challenge is that many business owners may never realize these opportunities exist.

I often explain that successful tax planning is rarely one strategy.

It is often multiple strategies working together.
One opportunity can potentially lead to another.
The objective is not simply reducing taxes today.
The objective is increasing long-term cash flow and improving overall financial outcomes.

Because every dollar unnecessarily lost to taxes becomes one less dollar available for growth, retirement, family, and future goals.

Thinking about refinancing your student loans? Compare your current terms with a new rate to see if refinancing could reduce what you pay over time.

I frequently meet business owners and real estate investors who own commercial property and have never heard of cost segregation.

Many are surprised.

Because for the right situation, it can create meaningful opportunities.
Traditionally, buildings are depreciated over long periods of time.

Cost segregation is an engineering-based study designed to identify certain building components that may qualify for shorter depreciation schedules under current tax rules.

This can potentially accelerate deductions and improve near-term cash flow.
Examples may include:

• Certain land improvements
• Specific electrical systems
• Flooring
• Specialty equipment
• Other qualifying components

For some business owners, improved cash flow can create additional opportunities to:
• Reinvest in the business
• Hire employees
• Purchase equipment
• Reduce debt
• Strengthen retirement planning

Not every property benefits equally.
Not every property qualifies for the same result.
The important point is awareness.

Many owners simply never realize opportunities may exist.
I often say:
You cannot benefit from a strategy you never knew was available.

Why Your CPA May Not Be Your Tax Strategist

This is a recent Forbes Magazine article: https://www.forbes.com/councils/forbesfinancecouncil/2025/03/03/your-cpa-isnt-your-tax-strategist-heres-why-that-matters/

Many business owners believe tax planning happens when they sit down with their CPA to file their tax return.
Unfortunately, by that point, many opportunities may already be gone.

Let me be clear:
CPAs provide tremendous value.
They help with compliance, tax preparation, accounting, and keeping businesses organized.
But tax preparation and proactive tax strategy are often two different things.

Imagine walking into your CPA's office in March and asking:
"What can I do to reduce last year's taxes?"

In many cases, the answer may be:
"Not much."
Because many tax-saving opportunities need to be implemented before year-end.

I often explain it this way:
Tax preparation looks in the rearview mirror.
Tax planning looks through the windshield.

Proactive tax planning may include strategies such as:
• Entity structure review
• Retirement plan strategies
• Cost segregation opportunities
• Tax credits
• Capital gains mitigation strategies
• Employee benefit strategies
• Exit planning considerations

Many business owners are surprised to learn there may be incentives available they never knew existed.
The objective isn't avoiding taxes.

The objective is understanding the rules and using them appropriately.
Business owners work incredibly hard for what they earn.
Keeping more of what you earn can create more cash flow, improve business value, and potentially increase future opportunities.
