Is your machinery classified correctly for property tax purposes?

PVS saved this distribution warehouse $89,520 in property taxes after challenging a 74% assessment increase.

During the 2023 revaluation, the 83,000-square-foot warehouse jumped from $6.6 million to $11.5 million in assessed value.

With limited comparable properties available because of the warehouse’s size, location and use, PVS took a closer look at the valuation.

Our team presented both an income approach and a cost approach, supported by actual lease and property data, and worked with assessment staff before the formal hearing.
The result was a $3.6 million reduction in assessed value and $89,520 in property tax savings.

Over $1.25M in property tax savings was secured for a client with multiple Texas hospitals after PVS appealed the valuations. 💰

These hospitals had real property values collectively assessed at $314 million per year. PVS analyzed the taxable values, developed the case for a reduction and worked with local taxing authorities to bring the valuations more in line with fair market value.

Across the two tax years under appeal, the appraised values were reduced to $295 million and $285 million, resulting in more than $1.25 million in property tax savings.

That was the case for an aircraft parts company with a warehouse in Texas.
