Dominic Svornich - Mortgage Loan Consultant I'm not your typical Loan Consultant. Dominic Svornich has called Jefferson County home since 2002 and has been a Pacific Northwest resident for life.

I advocate for my clients in every aspect of the homebuying process, with an unconventional approach to navigating residential lending options and financial literacy in this challenging era of late stage capitalism. Dominic is a lifelong musician and owns Salish Sound, a cooperative recording studio and production company based in Port Hadlock, Washington, offering audio engineering, event planning and production, live sound reinforcement, music production, and promotional services with a team of established audio professionals. Dominic also serves on the board of the Quimper Mercantile Company in Port Townsend, and on myriad committees and task forces for housing initiatives and other area concerns and programs on the Quimper Peninsula. Dominic has served on the boards of KPTZ Radio Port Townsend, Jefferson Community School, Olympic Peninsula Steam, the Port Townsend Creative District, the Jefferson County Chamber of Commerce, and the Port Townsend Main Street Program, for whom he had the honor of co-founding the beloved Port Townsend Concerts on the Dock series, which he has served as Programming Director for since 2011. Big update for 2026, loan limits are going up. And here’s something a lot of people are gonna care about… conventional also removed their minimum FICO requirements.

I'm happy to have been a Housing Hero sponsor for Housing Jefferson County's Economy last night - it was such an incredible event, and the data they collected surrounding our county's housing needs was right in line with what I expected, but even more dire, and paints an important, fact -driven picture of how we need to prioritize development and collaboration in our community. The stories were raw and inspiring, and it was so refreshing to hear personal stories from both younger, working individuals with real perspectives and challenges; and community-focused landlords, storytellers and advocates trying to preserve affordability however that can. Finally, some thawing!!

Mortgage rates are still stupid high, but Treasury bonds are starting to see more action as investors lock in those returns before they start to slide, which is usually a very good sign that mortgages will follow suit shortly. I'm cautiously optimistic that we may see rates down in the mid-6% range sometime in first quarter.

Whole it might seem counterintuitive, the holidays can be a fantastic time to buy. Many older buyers drop out of the market because of family obligations during this time of the year, so if you're considering making a purchase, reach out! We might be able to sneak in on something while half the buyers out there are making turkey sandwiches.

And on that note, remember to give thanks this week. I don't celebrate Thanksgiving in a traditional sense, because historically, it's more about subjugation and smallpox than goodwill, but I do believe in using this time to show gratitude in spite of the holiday's storied past. So eat up and show your love to those you care most for, those you don't see enough, and those you've just met. The world could use a bit more goodwill right now.

Remember adjustable rate mortgages? They're still here, and they're not half bad. With rates all but guaranteed to drop over the next couple of years, these can be great options to keep your initial rate and resulting payment lower. And with no prepayment penalties and initial fixed periods of 3-10 years, the risk is pretty minimal.

Mortgage demand has essentially stalled at the slowest pace since 1995, as mortgage interest rates continue to rise.
