If I were getting a home ready to sell in Southeast Michigan right now, I wouldn’t start by spending thousands on renovations.

I’d start with the things buyers notice immediately:

🏡 Curb appeal — clean landscaping, fresh mulch, pressure washing and a welcoming entrance.

🎨 Paint & small repairs — fix the obvious stuff. Loose handles, damaged trim, cracked caulk and beat-up walls make buyers wonder what else hasn’t been maintained.

💡 Bright, clean & uncluttered — buyers need to picture themselves living there, not focus on everything they’ll have to change.

One advantage I bring to my sellers is that I’ve spent years working on, investing in and improving properties. I’m not just looking at your house from a sales perspective — I’m looking at where your money will actually produce a return and where it won’t.

Real Estate Is More Than Houses

One of my favorite things about real estate is that no two days ever look the same.

One minute I’m helping a family find the home they’ve been searching for…

The next I’m running numbers on a multifamily property for an investor…

Then somehow I end up working on a renovation, coaching volleyball, or back at the farm wondering what one of the animals got into this time. 😂

It can be a little chaotic, but I wouldn’t trade it.

🏢 WHAT MAKES A GOOD INVESTMENT PROPERTY?

The cheapest property isn't always the best deal.

And the property with the highest rent isn't necessarily the best deal either.

When I'm evaluating a multifamily property with an investor, I'm looking at the entire picture:

💰 Cash Flow — What's actually left after the real expenses?

📈 Value-Add Potential — Can rents, occupancy, or the property itself be improved?

🏦 Financing — Conventional financing isn't always the only option. Seller financing and land contracts can completely change a deal.

🔨 Deferred Maintenance — A property can look profitable on paper until you discover $100,000 worth of work.

📊 Equity — Are we buying something that has room to create or capture value?

One of my recent Monroe multifamily transactions took 3 months and 7 counteroffers before we finally got it closed.

It wasn't an easy transaction.

But the end result was an 11-unit investment property purchased on land contract with significant equity and positive monthly cash flow for my client.

That's why I love investment real estate.

The right deal isn't always obvious—and sometimes the opportunity is in how you structure it.
