Presented by Ron Ricard, Certified Exchange Specialist with Peter McNeil & Sean McNeil, Wealth Advisors

This advanced course will be an in-depth discussion of IRC §1031 Like-Kind Exchanges. Calculations and requirements for tax deferrals, gain calculations, including boot, and calculating basis for new property are all on the agenda. There are multiple rules for depreciation of replacement property and decisions will need to be made regarding asset life. This course will also discuss unique situations, such as converting personal residences to an income property, exchanging foreign properties, vacation homes, related party rules and exchanging real estate in an IRA.

Tenant in Common (TICs) and Delaware Statutory Trusts (DSTs) will be defined along with restrictions that must be met.

Finally, what are non-tax reasons to exchange? Wealth management strategies can come into play, such as diversifying a real estate portfolio, exchanging for better cash flow and using exchanges as an estate planning.
