At real estate conferences I keep meeting the same person.

Good income. Busy. Multiple properties. When I ask which property is performing best they look at me like it is a trick question.

They know the total. They do not know the breakdown.

Property-level books are not more complicated. They are just more intentional. And they are the difference between managing a portfolio and just owning one.

Busy and profitable are not the same thing. Most contractors figure this out in Q3.

Summer is full. Bids are out. Crews are running. And somewhere around August the feeling of busy starts to not quite match the bank account. Job costing is why. Knowing which jobs actually left margin after materials, labor, subcontractors, and overhead is a Q3 question that should have had a Q1 answer.

If you do not know your actual cost per job type right now, this is the time to build that clarity before you bid Q4.

I did not start a bookkeeping company because I loved bookkeeping.

I started it because I kept seeing the same gap. Small business owners who were good at what they did, but completely uncertain about what their numbers were actually saying. The first thing they wanted was not advice. It was just clarity. They wanted to know where they stood.

That turned out to be a question I knew exactly how to answer. Twenty years of tracking project budgets and timelines in architecture will do that.

Those are almost never the same job. The difference between them is job costing. And most contractors are not tracking it.

Revenue tells you what came in. Job costing tells you what you actually kept.

You are not saving money. You are paying yourself nothing to do something you were not trained for and do not want to do.

Most owners figure this out eventually. They calculate the hours per month and multiply it by what that hour is actually worth to the business.

The math changes pretty quickly.
