Property values are up, and so are tax bills. The good news: you can appeal your property’s valuation — but you need to do it the right way. Here’s how 👇

✅ How to File an Appeal (Step by Step)

1️⃣ Get the Form (DTE 1) – “Complaint Against the Valuation of Real Property”
2️⃣ Fill Out the Basics – Owner name, parcel number (on tax bill), address, contact info
3️⃣ Give Your Opinion of Value – What you believe your home is worth today (fair market value)
4️⃣ Explain Why – Provide a valid reason for lowering the county’s value
5️⃣ Attach Proof – Recent sale docs, appraisal, contractor estimates, or other evidence
6️⃣ Sign & Notarize – Must be signed in front of a notary
7️⃣ Submit by Deadline – File with the Clark County Auditor’s Office by March 31st

⚖️ Legitimate Reasons for Appeal

✔️ Recent sale price lower than the county’s value
✔️ Appraisal showing a lower value
✔️ Damage/defects (roof, foundation, fire/flood, etc.)
✔️ Market changes in your area (comparable homes selling lower)
✔️ Occupancy changes for rentals/commercial property

🚫 Not Valid Reasons

❌ “My taxes went up too much, and I'm mad!”
❌ “I can’t afford the increase.”
❌ “Other people’s houses are cheaper” (without proof of sales)
❌ General frustration with taxes or government

📅 Deadline Reminder

All appeals must be filed between January 1st and March 31st.

👉 Bottom line: An appeal isn’t about arguing your tax bill is “too high.” It’s about proving that the market value the county assigned is wrong. With the right evidence, you’ve got a fair shot at lowering it!
