Attention Self-Paying Property Owners:
Second Half 2024/25 School Tax payment is due by May 12, 2025, to avoid late penalties.
Assessment Updates for 2025/26 - As of April 1, 2025, property values for the 2025/26 assessment period have been updated from Tentative to Final at lrv.nassaucountyny.gov reflecting the outcome of property tax grievances filed last year.
Looking Ahead: 2025/26 property tax bills will be posted online:
October 1, 2025: School and January 2, 2026: General
These bills will reflect accepted assessed values, exemptions, and updated tax rates. At that time, your property grievance savings can be calculated.
Didn’t Receive or Accept an Assessment Reduction Offer for 2025/26?
If your grievance was denied or you rejected the offer, you still have time to appeal. You can file a Small Claims Assessment Review (SCAR) appeal until April 30, 2025.
2026/27 Grievance Filing Update:
The deadline to file for 2026/27 was April 1, 2025. If authorized to file on your behalf, expect an email with my recommendation to accept or reject the ARC’s offer later this year.
Why File an Assessment Grievance Every Year?
While the Department of Assessment (DOA) has frozen assessed values, reductions do not carry over automatically. Filing annually helps ensure your property taxes remain as low as possible. A freeze in assessed value does not guarantee frozen tax bills—tax rates can still increase.
Even if your home’s value appears low, a reduction may still be possible because the ARC uses a different Level of Assessment than the DOA. Filing is risk-free—your assessed value cannot be increased by filing and applying can increase your home's marketability
