There's a difference between someone who files your taxes and someone who helps you.

The first shows up in April with a number. The second shows up in July with a question: what are we doing before the year closes?

Most real estate agents have only ever had the first kind. They don't know the second exists, or that it's why some agents always seem to owe less.

But somewhere the money side became one more thing you carry alone, after the kids are down, the night before it's due.

The help that would have changed your numbers was never offered. Most accountants wait for you to bring them a finished year, then tell you what already happened. That's not help. That's a transcript.

The knot in your stomach before tax season isn't really about the money. It's about not knowing, and finding out too late to do anything.

Uncertainty is the part that hurts. A number you can see in June is a number you can still change. A number that lands in April is just a verdict.

You can take the not-knowing off the table. That alone is worth more than most agents expect, and it usually lowers the bill too.

That agent isn't lucky. They spent a few hours in the middle of this year setting things up, while there was still time for the setup to count.

The difference between dreading April and signing in April is decided in June. It's being decided right now, whether you decide it or not.

You keep meaning to deal with the taxes. Not today. The listing presentation is at four, the inspection fell through, and the taxes can wait until they can't.

Here is what waiting costs: almost everything that lowers your tax bill has to happen during the year, not at the end of it. The agent who isn't thinking about it in June is quietly deciding to overpay next April, without ever making the decision.

It doesn't have to be loud or complicated. It has to be set up while there's still year left to work with.
