Your SDIRA might be “tax-advantaged”… until leverage shows up.

If you use a non-recourse loan to buy real estate inside a Self-Directed IRA, the IRS may assess Unrelated Business Income Tax (UBIT) on the leveraged (borrowed) portion of the income: and potentially on gains when you sell.

What to watch for:
• Debt-financed real estate in an SDIRA can create a UBIT filing obligation
• The tax applies to the leveraged percentage: not the cash portion
• Documentation + coordination matter (loan terms, entity structure, custodian/administrator workflows, recordkeeping)

It’s a hard reality to face: Iowa currently ranks dead last in the nation for mental health and recovery beds per capita. For families in Cedar Falls and across our state, this isn’t just a statistic: it’s a crisis. People are waiting for care that simply isn’t available locally.

That’s why the ThriveNow project is so critical. We’re helping facilitate the conversion of a facility in Cedar Falls into a 180-bed recovery center. This project is about more than just square footage; it’s about giving our community a fighting chance against addiction and providing a local sanctuary for recovery.

At ET Capital Partners, we’re proud to serve as the operational backbone for this mission. While the developers focus on the transformation of the center, we manage the heavy lifting: from documentation and relationship management to specialized SDIRA facilitation.
