Let's make it real. A physician, big W-2, big tax bill, not much time, buys one short-term rental. They run the bookings, so they materially participate. A cost seg study plus bonus depreciation gives them a large first-year deduction, and because it's a short-term rental they're involved in, that loss goes right against their salary. One property, structured right, can knock a six-figure chunk off taxable income.

Timing matters here. Bonus depreciation lets you take a big piece of your write-off up front, and under the new law, it's back to 100% for 2026. That means a cost seg study hits harder right now than it has in years. If you bought this year or you're planning to, this is the piece that makes the math work. Talk to your advisor about the specifics, these rules can change.

Own more than one rental? This one matters. Normally the IRS looks at each property separately to decide if you materially participate, so five rentals can mean five separate hours tests. The grouping election lets you treat them all as one activity, so your hours count together. For a lot of investors, that's the difference between qualifying and not.
