These are the conceptual designs of the apartment for the Stratum Mini Complex and Stratum Mixed Use owned by the legacy members.

We have now all the suppliers for all the items in the images and we benefit from discounts as they want the businesses from the pipeline of 100,000 mini complexes.

Legacy members will share in profits from all the mini complexes including the seven stores trading in the same building.

This assists our foundation with providing affordable housing helping government address housing backlog and also provides local communities with employment opportunities. Our wish is that every part of this is done and developed by the youth after getting their training from social partners.

The planned developments are 10 for the first year and you will be able to track the performance of the 10 developments on the JSE.

The Stratum Property is available and is an improvement on the previous Lifestyle Mini Complex based on consultation with clients, banks and corporate partners.

Currently, the Stratum Legacy program is available for clients through the banking platform. You only need a bank account to be linked.

A Stratum Property offers you:
1. Rental from the 12 apartments
2. Rental from the commercial businesses
3. Profit from the locals who shop at the complex.

We have a top four banks as an independent corporate trustees and the funds are bank protected, secure and compliance is bank supervised.

All materials are sourced from reputable suppliers and partners with favourable pricing as partners want more communities to own.

This platform is a built up towards the New City of Alexandra. As people, shop and we build more complexes, we will raise the funds to build a New City of Alexandra eventually.

Many people have asked us how the Luthando Maduna Foundation plans to build the New City of Alexandra. We have started with registrations and remember just like Rome was not built in one day, Alexandra will also not be built in one day. But if we start today, one day we will be proud that we started this journey.

Here's a simple explanation.

About the Project

The New City of Alexandra is our long-term vision to create a modern city designed to serve approximately 1.8 million people.

Our vision includes:

• Modern skyscrapers and secure high-rise residential buildings offering a variety of apartment options.

• Private hospitals, schools, universities, shopping centres, business districts and other world-class facilities.

• A city that becomes an example of inclusive development, where visitors can see how Legacy Members participated in helping build it.

How could Legacy Members benefit?

As the city is developed and operates successfully, the model is intended to enable Legacy Members to participate in the economic value created through:

1. Rental income generated by residential apartments.

2. Profits from the sale of completed apartments (the long-term vision includes approximately 200,000–400,000 apartments).

3. Profits and rental income generated by businesses operating throughout the city.

How do you participate?

You register as a Legacy Member.

Your monthly contribution is paid through participating banking partners. The banking partners administer the collection and movement of funds within the agreed programme structures that support long-term development.

Who can participate?

Our partners include:

• Ordinary citizens (Legacy Members) from R200 per month.

• Small businesses through programmes developed by the Foundation.

• Large corporates that share the Foundation's mission.

• Wealthy families and strategic investors.

Why are we doing this?

The Stratum Mini Complex is designed to share 90% of the profits from the sale of groceries, meat, vegetables and other essentials with the communities and it's paid into your bank account.

With each complex, communities share in the rent paid by the trading stores and also dividends from the same stores.

Our target is 100,000 of these complexes in many African states and the banking partners we work with provide the infrastructure that makes it possible to provide members with accurate information on the performance of stores across the continent.

The banking platform simplified scaling and we operate in compliance with various laws in different countries.
