I shot this arrow standing still, aiming at a target that wasn't going anywhere. Most tax strategies are built the same way, for an income that stopped moving years ago.

You set up your S-corp at $200K. You add a rental or two. And then your income climbs to $400K, $500K, and nobody goes back and adjusts the aim. The structure that worked at $200K is still the one filing your return.

That's how you end up writing a check to the IRS every April with no explanation for the number and no plan for next year. Your target moved. Your strategy didn't.

Real tax strategy isn't something you set once and leave alone. It's a minimum of four checkpoints a year, adjusting as your income and your portfolio grow, so you're always aiming at where the target actually is.

Tax tip Tuesday: there's a rule in the tax code that lets your business pay you, tax-free, just for using your own. It's called the Augusta Rule, and most S-corp owners have never heard of it because their CPA never brought it up. Your business can rent your home from you for up to 14 days a year, for things like a planning meeting or a client event, and that rental income doesn't show up on your personal taxes at all. The business still gets to deduct the payment. So money moves from the business to you tax-free, and the business writes it off going out. The part people get wrong is documentation, you need a written rental agreement, a fair market rate you can defend, and a real business purpose for the day.
